If you've been told you need a 620 or a 640, that wasn't a VA requirement — it was a lender overlay, one company's internal rule. The VA doesn't publish a minimum at all.

I'll pull your COE for you at no cost, before you commit to anything. Most veterans don't realize a broker can simply do this on their behalf.

Funding fee exemption

If you receive service-connected disability compensation you may be exempt from the VA funding fee. A surprising number of veterans pay it without knowing they qualified.

Credit that isn't perfect

Declined elsewhere on score alone? That is almost always an overlay rather than a VA rule, and it's a different conversation with a broker than with a bank.

I also originate FHA, conventional, jumbo, self-employed and bank statement programs. There is usually a route, even when the obvious one closes.

Questions people ask me

How are you paid?

On most files the wholesale lender pays my compensation rather than you. On others it comes from loan proceeds at closing. Either way the exact figure appears in writing on your Loan Estimate before you're committed to anything, and I'm glad to walk through it line by line beforehand.

Will this affect my credit?

The questionnaire doesn't pull your credit — it uses your own estimate of your score. Nothing touches your credit report until you ask me to proceed and we both agree it's worth doing.

I'm PCSing. Can this move quickly enough?

Usually yes, provided you tell me your report date at the start rather than the end. Timeline drives which investors I approach, and that's a decision that's much harder to revisit later.

What will you need from me?

To begin, nothing beyond the questionnaire. To go further: typically your COE or DD-214, recent pay stubs or LES, two months of bank statements, and photo ID. I'll send a precise checklist so nothing stalls late in the process.

Can you guarantee I'll be approved?

No — and anyone who does before reviewing your file is telling you something they aren't permitted to say. What I can commit to is a clear, honest answer quickly, so you can plan around it either way.

How I work

So there are no surprises later.

Direct, not branch hours

I work remotely with clients across the states I'm licensed in. My office of record is Saxton Mortgage in San Diego — which in practice means you reach me directly rather than whoever happens to be at a branch desk.

Fourteen states, not one

I'm licensed in AL, AZ, CT, FL, HI, MD, MI, OH, OR, PA, TN, TX, UT and VA. Kentucky is the notable exception — if your home sits on the Kentucky side of the Fort Campbell line I'll tell you at the outset and refer you to someone licensed there, at no cost.

Loans from $100,000

Below that figure, fixed origination costs take up too much of the benefit for it to be a fair deal for you.

A straight answer, quickly
